Edition: November 2026
Home improvement projects often focus on the end goal, but your alterations may require Building Regulations approval.
Building Regulations help ensure work is carried out safely, remains energy efficient and meets current standards.
While extensions and loft conversions are widely recognised as needing approval, several smaller internal alterations can also fall within Building Regulations requirements.
Examples include:
- Removing a load-bearing wall to create open-plan living spaces.
- Removing non-load-bearing walls when fire safety, ventilation or other requirements may be affected.
- Converting a bedroom into a bathroom, as new drainage, ventilation and electrical work need to comply with Building Regulations.
- Blocking up a window or external door, which can affect structural stability, ventilation, means of escape and energy efficiency.
- Replacing windows where the new installation is not a like-for-like replacement, for example changing the size, style or opening arrangement.
- Removing a ground floor toilet/ bathroom or relocating it to the first floor.
- Garage conversions, or partial garage conversions, into a habitable room.
Failing to obtain the necessary approval can lead to delays when selling your property, difficulties with insurance, and the potential need for costly remedial works.
